HOMEBUYING PROCESS - SIMPLIFIED EXPLANATION

Instruction

When you instruct us on your needs, we will provide you with a realistic and competitive quote. If you should choose to go ahead with us we will require you to sign a confirmation of instruction. Proof of your ID and funds will be required (legally required for money laundering purposes) and relevant searches will be carried out.

Contact With Vendor

Once we have recieved your instructions, we will contact the vendor's solicitors and request a draft contract and other documentation relating to the property being purchased.

Searches

Once we have received these documents we will carry out searches and enquiries on the property in question, these will help establish whether the vendor has good and clear title to the property and if any covenants have been applied to the property.

Mortgage Formalities

If you are taking out a mortgage to help with the purchase of the property then we will ensure that all formalities have been met on your end and provide the mortgage lenders with the certificate of title.

Title Search

Enquiries regarding the ownership of the property and all relevant title searches will be made prior to completion and upon satisfactory response we will arrange for you to sign the contract.

Exchange of Contracts

You will have another opportunity to visit the property for the final time before completion and ensure you are happy with everything. Once you give us the go ahead we will exchange contracts with the vendor's solicitors.

Completion

On the day of completion we will arrange for the payment to be made direct to the vendor's solicitors and obtain documents to prove your title to the property.

Deeds

The deeds to the property will either be sent to yourself or your mortgage lender where it is appropriate. If we send the deeds to the mortgage lender you will be provided with copies for your own records.
